MCL and Londonewcastle get creative

Modern City Living and Londonewcastle begin work on prestigious central London scheme.

Modern City Living and Londonewcastle are currently developing their £33 million residential acquisition of Central St Giles, part of the wider redevelopment of St Giles Circus off Tottenham Court Road. The 11-storey tower designed by the internationally renowned architect Renzo Piano will comprise 56 of superior apartments and penthouses to be released for sale in March 2008.

Modern City Living and Londonewcastle fought off strong competition from some of the UK's biggest development firms for the residential element of the Central St Giles scheme. The acquisition of Central St Giles completes a hat trick of joint venture projects undertaken by the two companies, which are also working in partnership on the Wenlock Building in Angel and Arundel Square in Islington.

The accommodation offered at Central St Giles is exemplary of the niche luxury developments undertaken by Modern City Living and Londonewcastle. The scheme comprises a range of city suites, one and two bedroom apartments and stunning penthouses designed by acclaimed interior designer Ken MacKay. Residents will also benefit from 24 hour security and concierge service and secure underground parking.

Central St Giles which is located in St Giles High Street in WC2, is part of a larger development being undertaken by Legal & General that will offer over 376,000 square feet of office space alongside residential, retail and leisure accommodation arranged around a public space. A piazza style environment and extensive local landscape improvements will generate ground floor activity and provide an attractive facility for the working, visitor and resident population. Restaurants, cafes and retail accommodation will be arranged around the square creating a new lifestyle destination in the heart of the capital.

Antony Crovella, Sales and Marketing Manager for Modern City Living, considers Central St Giles to be one of the most prestigious new development opportunities in London.

He comments: 'Modern City living and Londonewcastle are proud to be involved with such a landmark new development, set to regenerate this prime central London location. Not only will the Central St Giles scheme improve the local landscape and economy surrounding the scheme, Modern City Living and Londonewcastle's residential contribution will provide the opportunity to purchase chic, stylish and spacious property that is pushing international design standards and putting this area of area of the capital back on the map.'

Notes to editors.
Modern City Living (MCL) is the private development of arm of the United House Group, a leading specialist construction and development company covering London and the South East. MCL works mainly within Greater London where it has developed a reputation as a leading niche developer undertaking Brownfield, new build and conversion projects from architecturally innovative luxury developments to mixed tenure schemes.

United House Ltd, also part of the United House Group, is a leading specialist housing contractor. The company undertakes new build, refurbishment and community regeneration.

Queensbridge Quarters attracts first-time buyers to Hackney.

Modern City Living's latest development, Queensbridge Quarter in Hackney, is causing quite a stir amongst first-time buyers who are keen to get on the property ladder in trendy east London. With its extensive urban improvements, sleek new apartments and improved transport links planned for 2010, Hackney is attracting droves of young professionals as the borough looks set to become the next property 'hotspot'.

Niche luxury developer, Modern City Living has recognised this trend and is creating Queensbridge Quarter in response. The exciting scheme which is being built as part of Hackney's Holly Street regeneration program, will feature 27 two and three bedroom houses for private sale; 83 studio, one, two and three bedroom private sale apartments (including two penthouses) and 40 affordable houses and apartments. The development was recently recognised for its design credentials when it was named Project Winner at the Housing Design Awards.

This socially seamless community is expected to draw a healthy-mix of families, couples and also single people living alone. It is expected that the apartments will be snapped up by young professionals as Hackney evolves into an 'urban cool' and cosmopolitan place to live. This has been reflected in recent statistics issued by Calnea Analytics, (providers of the Land Registry House Prices) which show that the average age of people living in Hackney is 31 years and that single people make up a massive 49.8 per cent of the local population.

The changing face of Hackney has much to offer young buyers, thanks to the wider regeneration of the borough. Hackney's revitalised High Street offers an array of shops restaurants, and bars allowing young residents to enjoy 'London living' in a more affordable setting than some other areas in the capital. Other draws for this market include the introduction of tube station in Hackney by 2010, which will link to south London.

Modern City Living's Sales and Marketing Manager Antony Crovella commented: 'We are expecting a lot of interest for Queensbridge Quarter from young professionals in the 25-35 age group, many of whom perhaps work in the City but cannot afford live in more traditional areas such as Islington or Bloomsbury.
Queensbridge Quarter offers affordability for this market in a setting which is rapidly being recognised as the next up-and-coming place to be.'

Prices for apartments at Queensbridge Quarter start at £265,000. For more information please contact Currells on 020 7241 4111.

Historic garden square completed in prestigious joint venture by Modern City Living and Londonewcastle

This month Modern City Living and Londonewcastle will release the first phase of their prestigious joint venture development, - Arundel Square - in Islington. Comprising 115 new homes, the scheme will create the missing fourth side to historic Arundel Square, whilst expanding the central garden area and improving the frontage of the existing properties.

Dating back to the late 18th century, Arundel Square is a leafy residential enclave in the middle of Islington, within walking distance of trendy Upper Street. Modern City Living and Londonewcastle, are now working together to complete the fourth side of the square and regenerate the surrounding landscape.

Unlike many London developments, Modern City Living and Londonewcastle will increase the amount of green open space and community play areas to Arundel Square. United House, the contractors on the project, are levelling out the square to create more ground level garden area and are creating a tunnel for the existing train line to run through, providing both a safer and more attractive environment than before.

Antony Crovella, Sales and Marketing Manager for Modern City Living, believes Arundel Square is one of the most exciting projects in the Islington area. He comments, 'It has taken years for a developer to be granted planning permission to develop the fourth side of Arundel Square, mainly because of the challenging engineering work required to construct the deck over the train line and to build a scheme that will both complement and enhance the existing Georgian architecture on the other three sides of the square.'

'MCL and Londonewcastle were chosen to develop the scheme because of MCL's association with specialist contractor United House. Both companies have proven experience in developing high quality new housing that benefits the local community and the surrounding landscape.'

Designed by local Islington architects P.T.E, MCL and Londonewcastle's contribution to Arundel Square will comprise an impressive row of sleek modern townhouses, containing six studio apartments, 45 one-bedroom apartments, 59 two-bedroom apartments and five penthouses. The properties benefit from private access road, secure underground parking and views across the leafy central square.

Inside, the apartments are being designed by renowned interior design agency Target Living, founded by design supremo Tara Bernerd. Target Living will not only dress the show apartment, but will be involved in the design of the layout and fittings in all the apartments creating the kind of cutting-edge interior specification MCL and Londonewcastle pride themselves on.

This is a rare opportunity to purchase new build apartments and penthouses located in an extended traditional garden square, particularly in an ever-popular Islington postcode. The development has already attracted considerable interest from both owner-occupiers and investors alike, keen to get their hands on one of the most unique and desirable residential developments in London.

Antony Crovella comments, 'When phase 1 sales at Arundel Square launch later this month we expect to see a very positive response. Anyone interested in this development should act quickly as demand is expected to be high.'

The initial sales release will include 46, one and two bedroom apartments. Prices start from £320,000.
